Location: 50 East 168th Street, Bronx, NY 10452 Reports to: VP Finance / CFO

Job Summary: The Director of Facilities and Operations will be responsible for the overall maintenance and operation of WHEDco's two affordable housing community developments, and maintenance and upkeep of the office space from which the nonprofit conducts its daily operations. S/he will oversee third party property management staff with regard to all facilities and/or safety issues, as well as manage the purchase and/or maintenance of non-IT office equipment, supplies and furnishings. S/he will also oversee collection of tenant rents and monitor building vendor relationships.

Responsibilities:
Essential Duties and Responsibilities include the following. Other duties may be assigned.

?Under the direction of executive management, oversee the coordination of WHEDco office and tenant space allocation and layout, staff moves and/or relocations. ?Oversee and collaborate with third party property manager, and contribute to the planning for the maintenance, repairs and modifications of facilities. ?Coordinate with the property manager, building security and the superintendent on building safety issues. ?Participate in selection of building vendors and monitor building vendor relationships, including energy supply pricing and utility bill auditing services. ?Inspect space and facilities. Analyze buildings? systems, including but not limited to HVAC systems, ventilation, wiring and lighting. ?Conduct bidding processes for construction projects, and track progress of projects to ensure conformance to established specifications. ?Interface with building superintendent to ensure proper maintenance of building systems. ?Act as liaison to utility, environmental, energy, police, fire and other public agencies, as necessary. ?Monitor building violations such as DOB, HPD, Fire Department and ECB. ?Monitor tenant rent collection and provide monthly updates to executive management. Work with outside building manager to ensure timely rent collection, and troubleshoot issues related to tenant nonpayment and subsidy disruption.

Qualifications:
?4-year degree in a related field; Masters? level degree desirable ?Minimum of 7 years? related experience ?Demonstrated knowledge of the Multiple Dwelling Law, Housing Code and DOB compliance, construction trades and competitive procurement ?Experience with energy efficiency and/or high performance, multifamily buildings ?Experience working in affordable housing buildings with rental subsidies such as Section 8, and compliance requirements related to federal HOME funding and Low Income Housing Tax Credits ?Proven ability to effectively communicate with tenants, contractors, enforcement officials, lawyers, insurance agents, and upper management ?Demonstrated ability to amass and analyze data using Excel and Yardi ?Experience navigating and extracting data from DOB and HPD websites ?Proven ability and willingness to keep detailed logs and document issues ?Safety certification is desirable
